High-Rise Window Cleaning in Miami
Exterior and interior glass cleaning for condominium towers, office buildings, hotels, and mid-rise properties in Miami, Brickell, Key Biscayne, and Fort Lauderdale.
High-Rise & Mid-Rise Window Cleaning
Salt air, summer rain, construction dust, and hard water spots from irrigation leave a haze on building glass that is especially noticeable in South Florida sunlight. For condo associations, property managers, and building owners, clean windows are part of what residents and tenants pay for, and dirty glass is one of the first things people notice from the street.
Miami Top Cleaning cleans exterior and interior glass on high-rise and mid-rise buildings, along with storefronts, lobbies, and balcony railings. Each building is different, so we start with a site survey to review the height, facade, roof anchors or building maintenance equipment, and the safest access method for your property.
Our window cleaning crews are on-staff Miami Top Cleaning employees. We coordinate schedules with building management and residents and keep the work area around the building controlled while crews are overhead.

Buildings We Clean
We work with property managers, associations, and building engineers on:
- Condominium towers - Residential high-rises in Brickell, Edgewater, Key Biscayne, and along the coast
- Office buildings - Multi-tenant towers and corporate headquarters
- Hotels and hospitality - Guest-facing glass and lobbies that must always look sharp
- Mid-rise apartments and mixed use - Buildings with retail at street level and residences above
- Medical office buildings - Professional buildings with large glass entries
- New construction turnovers - Removing construction film, dust, and paint overspray before occupancy
Safety and Planning Come First
Before any work at height, we survey the building with your engineer or property manager. We review roof anchors and their inspection records, any building maintenance unit or davit system, the facade and window layout, and ground-level areas that need to be closed off. Based on that survey, we recommend the access method that fits the building, which may include ground-based water-fed poles for lower floors, aerial lifts, suspended equipment, or rope access.
We provide certificates of insurance to building management before work begins, schedule around weather and wind, and communicate with residents or tenants about timing. Ground areas below active work are marked off to keep people clear.

High-Rise Window Cleaning FAQs
How often should high-rise windows be cleaned in Miami?
Most coastal buildings benefit from exterior cleaning two to four times a year because salt air and rain build up quickly. Inland office buildings may be fine with twice a year. Ground-level storefronts and lobbies usually need more frequent service than the upper floors.
How do you access the upper floors?
It depends on the building. After a site survey, we recommend the safest method for your property, which may be water-fed poles for lower levels, aerial lifts, the building maintenance unit or davit system, or rope access where the roof anchors support it.
Do you provide insurance certificates?
Yes. We provide certificates of insurance to property management before work begins and can discuss additional insured requirements for your association or management company.
Can you remove hard water spots from glass?
Light to moderate mineral spotting can usually be removed with specialized products during cleaning. Severe etching may need glass restoration. We will assess your glass and tell you what to expect before we start.
Do residents need to be home for balcony glass cleaning?
Exterior glass can usually be cleaned without entering units. For balcony railings and inner balcony glass, we coordinate access with management and residents in advance.
