Vacuuming picks up loose dirt. It doesn't touch the oily film that builds up on carpet fibers from shoes and spills, and that film is what grabs new dirt and turns traffic lanes gray. In Miami's humidity, carpet that stays dirty or damp for long can also start to smell musty, especially near entrances and in ground floor suites.

Our carpet cleaning removes what vacuuming leaves behind. We clean carpet tile and broadloom in offices, condominium corridors, clubhouses, medical waiting rooms and retail spaces, using either hot water extraction or low-moisture encapsulation depending on the carpet, how dirty it is and how fast you need the space back.

What Our Carpet Cleaning Includes

Pre-Vacuuming

Dry soil comes out first with commercial vacuums. Extracting a carpet full of loose grit just turns the grit into mud.

Pre-Spray & Agitation

A pre-treatment is applied and worked into the pile with a brush or rotary machine to loosen oily soil before extraction.

Hot Water Extraction

Hot water is injected into the carpet and pulled back out under strong vacuum, flushing out soil, residue and allergens.

Low-Moisture Encapsulation

For carpet that has to be back in use quickly, an encapsulating cleaner traps soil in crystals that are vacuumed up once dry.

Spot & Stain Treatment

Coffee, ink, rust, gum and other common office stains are treated with a spotter chosen for that stain.

Grooming & Drying

We groom the pile and set up air movers where needed, so the carpet dries in a few hours instead of staying damp overnight.

Hot Water Extraction or Low-Moisture Cleaning?

Both work. They're good at different things. Hot water extraction, which most people call steam cleaning, gives the deepest clean and is what most carpet manufacturers recommend for periodic restorative cleaning. It uses more water, so drying takes a few hours with good airflow.

Low-moisture encapsulation uses very little water, and the carpet is often walkable within about an hour. It's ideal for maintenance cleaning between extractions and for spaces that can't be closed for long. Many of our clients use both: encapsulation every month or two in the busiest areas and a full extraction once or twice a year.

Carpet and Miami Humidity

Carpet that stays wet is a problem anywhere, and more so here. We avoid over-wetting, use strong extraction to recover as much water as possible and set up air movers and run the building's air conditioning when we can.

If you have a musty odor that keeps coming back, mention it during the walkthrough. Sometimes the cause is a slow leak, a damp slab or a drainage issue that no amount of cleaning will solve, and it's better to find that out before paying for repeat cleanings.

How a Carpet Cleaning Visit Works

We start with a walkthrough to look at the carpet type, the worst stains and the traffic patterns. Carpet tile and glue-down broadloom handle moisture differently, and some older carpet bleeds dye, so we test before treating anything aggressively.

On cleaning day, the crew moves light furniture, vacuums, pre-sprays and agitates, then extracts or encapsulates. Stains get a second pass with a targeted spotter. Furniture goes back on protective tabs or blocks so damp carpet doesn't pick up rust or wood stain from chair legs, and drying equipment is set up before we leave.

Some stains won't come out. Bleach spots, sun fading and burns are damage, not dirt. We point out ahead of time which spots we expect to improve and which ones won't, so nobody is surprised in the morning.

Carpet Cleaning FAQs

How often should office carpet be professionally cleaned?

Most offices do well with a deep extraction once or twice a year and lighter maintenance cleaning in the busiest areas every one to three months. Entrances, break room doorways and main hallways wear fastest, so they usually get attention more often than private offices.

How long does commercial carpet take to dry?

After hot water extraction, usually two to six hours depending on the carpet, the humidity and the airflow. Low-moisture cleaning is often dry in about an hour. We schedule around that, typically overnight or on weekends.

Do you clean carpet tiles differently from broadloom?

A little. Carpet tiles are held down with a releasable adhesive, so we're careful not to over-wet them, which can loosen tiles at the seams. Broadloom can usually take a more aggressive extraction.

Can you remove old stains?

Many of them. Coffee, soda, food and general soil usually come out or fade a lot. Stains that have been there for years, or that were treated with the wrong product, may only partly improve. Bleach spots and fading can't be cleaned out because the color is gone.

Are your carpet cleaning products safe for people with allergies?

We use commercial products that are safe for occupied buildings once dry, and extraction removes much of the dust and allergens trapped in carpet. If anyone in your space has chemical sensitivities, let us know and we'll use fragrance-free options.
