Why Mopping Stops Working

A mop is fine for a spill. Across a few thousand square feet, it mostly moves dirty water from one spot to another. The dirt settles into grout lines, textured tile and the pores of concrete, and the floor slowly gets darker even though someone cleans it every night.

Machine scrubbing fixes that. An automatic scrubber puts down clean solution, scrubs with rotating brushes or pads and vacuums the dirty water back up in one pass, so the floor is clean and nearly dry by the time the machine moves on. For heavier build-up we use a swing machine (a low-speed rotary floor machine) and a wet vacuum, which lets us work into corners, grout and tight spaces.

Machine scrubbing works on almost any hard floor. We use it most in:

  • Warehouses and distribution centers. Sealed concrete aisles, staging areas and dock floors, often as part of our industrial cleaning service.
  • Retail and grocery. Large tile or VCT sales floors that see heavy traffic all day.

Picking the Right Pad and Chemical

Scrubbing is only as good as the setup. An aggressive pad that works on bare concrete will scratch a finished VCT floor. A high-alkaline degreaser that's right for a kitchen will dull floor finish and can damage stone. We match the brush or pad, the chemical and the dilution to each floor and change them as we move between areas.

For routine maintenance on finished floors we use a neutral cleaner and a soft pad, which cleans without wearing down the finish. Heavier soil on tile and concrete gets a stiffer brush and a stronger cleaner, rinsed afterward so residue doesn't attract dirt or make the floor slippery.

Tile and Grout

Ceramic and porcelain tile are tough. Grout isn't. It's porous, it sits a little lower than the tile, and a mop deposits dirt right into it. Once grout turns dark, regular cleaning won't bring it back. We scrub grout with brushes, and on heavily soiled floors we pre-treat and let the cleaner dwell first.

After the floor is clean and dry, sealing the grout makes it much easier to keep clean. If the grout is stained or uneven in color, a color sealer can make it uniform again. Marble, travertine and other stone floors need different chemistry, which we cover on our natural stone cleaning page.

How We Scrub a Floor

First we look at the floor and ask how it's cleaned now. When a floor keeps getting worse despite nightly mopping, the cause is usually dirty mop water, the wrong chemical or too much product left on the surface, and we'll point out what we see.

On the job, the floor is dust mopped or swept, edges and corners are hand detailed or swing machined, and then open areas are auto-scrubbed. Heavily soiled spots get a second pass. We rinse where needed and leave the floor dry, with wet floor signs in place until it is.

In some spaces machine scrubbing can be done during business hours, since auto-scrubbers leave the floor nearly dry behind them. In busy retail or medical settings we usually schedule it before opening or after closing.

Machine Scrubbing FAQs

What is the difference between machine scrubbing and stripping?

Scrubbing cleans the surface of the floor or the top of the finish. Stripping removes the finish entirely. Most hard floors only need regular scrubbing. Finished floors like VCT need a full strip and wax once the finish itself is worn out or full of dirt.

Can you scrub during business hours?

Sometimes. Auto-scrubbers pick up the water as they go, so the floor behind them is close to dry. In warehouses and some offices we scrub during the day with signs posted. Retail floors, clinics and lobbies are usually done after hours.

Will machine scrubbing damage my floor?

Not with the right pad and chemical. Damage happens when someone runs a stripping pad on a finished floor or a harsh cleaner on stone. We check the floor type before we choose the setup.

Do you bring your own equipment?

Yes. We bring the scrubbers, swing machines, wet vacuums, pads, brushes and chemicals for the job.

How often should a warehouse floor be scrubbed?

High-traffic distribution floors are often scrubbed daily or several times a week. Lighter-use storage areas may only need it weekly or monthly. Forklift traffic, tire marks and dust from stored goods are the main factors.
