Floor Care Built Around the Floor You Actually Have

Most buildings in South Florida have three or four kinds of flooring under one roof. A Brickell office might have marble in the lobby, carpet tile in the suites, VCT in the break room and sealed concrete in the stairwells. Each one gets cleaned differently, and the wrong pad or chemical on the wrong surface is how a marble lobby ends up etched or a vinyl floor ends up with finish peeling off in sheets.

So we look at the floor first. A supervisor identifies the material, checks what's on it now (factory finish, old wax, a topical sealer or nothing at all) and asks how the space is used. Then we recommend the least aggressive method that will actually fix the problem. Sometimes that's a deep scrub. Sometimes the finish has to come off completely. Once in a while the honest answer is that a section is too far gone and should be replaced, and you'll hear that from us before you spend money on it.

Everyone who works on your floors is a Miami Top Cleaning employee. We've been doing commercial floor work across Miami-Dade and Broward since 2015, and most of it happens after hours or on weekends so your space is open and dry when people walk in the next morning.

Floor Types We Maintain

Here is what we work on most often, and what each floor needs:

  • Vinyl composition tile (VCT) and sheet vinyl. Needs a sealer and finish system to survive traffic. Common in schools, clinics and back-of-house corridors.
  • Luxury vinyl plank and tile (LVT). Usually no wax at all. Many manufacturers advise against it, so we clean with neutral chemistry and soft pads.
  • Carpet tile and broadloom. Vacuumed nightly by most janitorial crews, then extracted or encapsulated on a schedule.
  • Ceramic, porcelain and quarry tile. The tile holds up. The grout is what turns dark, so it gets machine scrubbed and, where it helps, sealed or color sealed.
  • Marble, travertine and limestone. Calcium based and sensitive to acids. Anything harsher than a neutral cleaner can leave dull etch marks.
  • Terrazzo. Found in a lot of older Miami schools, hospitals and public buildings. We diamond polish it rather than coat it, since topical coatings tend to yellow.
  • Concrete. Sealed, densified or polished. You see it in warehouses, showrooms and many newer offices in Wynwood and Doral.

How a Floor Care Program Works

One-off jobs are fine, and we do plenty of them, usually before a tenant move-in, an inspection or an event. Floors stay in better shape for less money, though, when the work is spread out on a schedule. A typical program for a VCT corridor might be burnishing every week or two, a scrub and recoat each quarter and a full strip once or twice a year. Carpet in a busy office might get extracted quarterly with spot cleaning in between.

We put that schedule in writing, assign it to the same crew and log every visit. If your nightly janitorial service is with us too, the floor team and the cleaning team talk to each other, so the person mopping your lobby knows not to use the degreaser that's been dulling the marble.

Rainy season changes things here. From June through October, sand and water get tracked in all day, and entry mats and the first stretch of flooring inside the door take the worst of it. We usually step up entrance work in those months and ease off when it dries out.

Floor Care FAQs

Do you handle floor care if another company does our janitorial?

Yes. A lot of our floor work is in buildings where someone else handles the nightly cleaning. We coordinate access and timing with your property manager or janitorial vendor, and we leave care instructions so their crew doesn't undo the work.

How do you price floor care?

Mostly by square footage, floor type and condition. Stripping a floor with heavy build-up takes more labor than a scrub and recoat on one that's been maintained. Furniture moving, after-hours access and small rooms with a lot of edges also affect the price. We give a fixed written quote after we see the floor.

How long will the floor be out of service?

It depends on the job. Burnished and machine-scrubbed floors are walkable almost right away. Carpet extraction usually dries in a few hours. Strip and wax and stone sealing need curing time, so we schedule those overnight or over a weekend and give you a reopen time before we start.

Which floors should not be waxed?

Natural stone, most luxury vinyl plank, polished concrete and porcelain tile usually should not get a wax or acrylic finish. On those floors we clean, polish or seal instead. If a floor was coated by mistake in the past, we can strip it back.

Are your floor technicians employees or subcontractors?

Employees. Every technician is on our payroll, trained by our supervisors and covered by our general liability and workers' compensation insurance.
