When a Floor Needs Restoration Instead of Cleaning
Cleaning removes what's on a floor. Restoration fixes what's wrong with it. If a marble lobby has dull walking paths, a terrazzo hallway is cracked and patched, or a stone floor has years of etching and scratches, no cleaner or wax is going to change how it looks. The damage is in the surface, so the surface has to be reworked.
Restoration usually costs a fraction of replacement and takes days instead of weeks. That matters in a condo lobby or office building, where tearing out the floor would mean closing an entrance, disrupting residents or tenants and living with dust and noise for a long time. In many Miami buildings the stone is also part of the original design and hard to match if it's replaced.
We restore marble, travertine, limestone, granite and terrazzo with our own crews, using diamond grinding and honing equipment, stone repair materials and polishing compounds. If a floor isn't a good candidate for restoration, we say so.

What Floor Restoration Can Include
Coating Removal
Old waxes, acrylics and failed topical sealers are stripped so we're working on the stone itself.
Grinding & Lippage Removal
Diamond grinding flattens uneven tile edges, called lippage, so the floor is level and easier to maintain.
Honing
Progressively finer diamonds remove scratches, etching and wear patterns and even out the surface.
Crack, Chip & Hole Repair
Cracks, chips and voids are filled with color-matched stone repair material before the final polish.
Polishing
The stone or terrazzo is brought back to a polished or honed finish, whichever suits the space.
Sealing & Care Plan
A penetrating sealer protects porous stone, and we leave a care plan so the restored floor stays that way.
Signs Your Floor Needs Restoration
Restoration is usually the right call when you see:
- Dull traffic lanes. Clear walking paths where the polish has worn away and the stone looks matte.
- Etching. Cloudy or rough spots where acids have reacted with marble or limestone.
- Scratches and swirl marks. Left by sand, furniture or the wrong pads.
- Uneven tiles. Raised edges that catch dirt, look uneven and can be a trip hazard.
- Cracks and holes. Especially in older terrazzo and in stone laid over a shifting slab.
- Yellowed coatings. Layers of wax or sealer that have turned amber and won't come clean.
Restoring Terrazzo in Older Miami Buildings
Terrazzo shows up in a lot of mid-century Miami buildings: schools, hospitals, government offices and older condos along Biscayne Bay and on the beach. Much of it has spent decades under coats of wax that have yellowed and built up in the corners. Underneath, the terrazzo is often in good shape.
Our terrazzo restoration usually starts by stripping those coatings, then grinding and honing to remove scratches and level any uneven areas. Cracks and missing chips are filled. The floor is then diamond polished rather than coated, which gives a lasting shine that won't yellow. It's one of the more satisfying jobs we do, because the before and after are so different.
Restoration vs. Replacement
Restoration makes sense when the stone itself is sound. Deep cracks running through many tiles, stone that has come loose from the slab or ongoing moisture problems underneath are cases where repair has limits.
During the assessment we tap for hollow-sounding tiles, look at crack patterns and talk through what's realistic. If replacement is the better investment for your building, you'll hear that from us before any work starts.
Our Restoration Process
We start with an on-site assessment and a test area. The test shows how the stone responds, how many grinding and honing steps the floor needs and what the finished look will be. You see it before we commit to the rest of the floor.
On the job, the area is closed and protected. Walls, doors, elevator thresholds and nearby furniture are covered. Most restoration is done wet to control dust, and slurry is picked up continuously. We work through grinding, repairs, honing and polishing in order, checking the floor under bright light between steps.
Large floors are usually done in sections over several nights so entrances stay open. Once the final polish is done and the floor is dry, we seal it if needed, review the result with you and leave care instructions for your daily cleaning staff.

How much does floor restoration cost compared to replacement?
Restoration typically costs a fraction of tearing out and replacing a stone floor, and it avoids the demolition, dust and downtime. Exact pricing depends on the stone, the damage and the size of the area, so we quote after an assessment.
Can you restore just part of a floor?
Yes. We often restore high-traffic paths or a damaged section. The hard part is matching the finish to the stone around it, which is why we always do a test area first.
How long does a restoration take?
A small lobby can be done in one or two nights. Larger floors are usually split into sections over several nights or a weekend. You'll have a schedule before we start.
Will the restored floor look new?
In most cases it looks very close. Natural stone has its own variation, and some deep stains or old repairs may still show up close. The test area shows you what to expect.
Can you fix cracked marble tiles?
Hairline cracks and small chips can usually be filled and polished so they're hard to spot. Tiles that are badly broken or loose may need to be replaced, and we can help track down a match where one exists.
